Cancellations

All cancellations must be in writing with a confirmation reply by Bluewater. If you have already or are planning to reserve a home, please note that we no longer offer refunds due to any sickness related reasons, nor travel restrictions. We highly recommend that guests consider Trip Cancellation Insurance (see below).

30+ days prior to check-in: 97% of the rental amount is refunded.

Less than 30 days: 50% refunded.

Less than 15 days: Only the cleaning and damage protection fees are refunded.

There are no refunds for early departures, delayed arrivals, inclement weather, construction, or reduction in the number of nights reserved for any reason. Policies are subject to change—please contact us if you may need to cancel.

Trip Insurance

Trip Disruption and Cancel For Any Reason (CFAR) insurance are highly recommended. With CFAR, receive up to a 75% refund up to two days prior to arrival (restrictions apply). See details or email guest services.

Homes are typically not stocked with spices, baggies, foil, etc. Starters are complimentary and meant to cover needs before grocery shopping. See the property listing for a full amenities list.

Each listing includes parking details—please ensure your vehicle fits designated spaces. Beach neighborhoods are high-density with narrow streets and limited parking; car-pooling is recommended unless otherwise noted.

Events and large gatherings are not permitted. You may have up to 4 additional daytime guests. Some homes are more isolated—contact us if you need guidance.

Your home is thoroughly cleaned before arrival. Mid-stay or daily housekeeping is available for an additional fee. Please email guest services for details.

Our Guest Service Agents can assist with restaurant reservations, in-home massages, personal chefs, pre-arrival grocery delivery, child care, housekeeping, tours, beach picnics, limo service, and more. See Things to Do and guest discounts.

Rates are based on a set number of occupants. You may have up to four additional guests, who must depart by 10:00 p.m. Parties and excessive noise are prohibited and subject to fines and immediate eviction.

About two weeks before arrival, you’ll receive directions and check-in info. Check-in: 4:00 p.m. / Check-out: 10:00 a.m. Guests must show ID and the credit card used at booking. Early arrivals may be available day-of (not in peak season or if another guest departs that morning).

Many homes are not pet-friendly due to allergies. Pet-friendly homes typically allow up to two housebroken dogs (unless stated otherwise). A non-refundable $100 minimum fee per pet applies and pets must be approved prior to occupancy. Pets at non-pet properties are prohibited and grounds for immediate eviction.

Unless otherwise noted, balances are due no later than 30 days prior to arrival. To change your payment method, notify us at least 3 business days prior to your payment date. All payments must be from the reservation holder.

Because the reservation holder agrees to the financial obligation and rental terms, we can only accept payment from that person. The ID and card used at booking must be presented at check-in.

Stays under a month are subject to Transient Occupancy Tax (like hotels). Rates vary by municipality and location. The tax collector remits the tax to the city monthly.

Spa heat is typically included. Pool heat is not included due to cost and not all guests using pools. You can arrange pool heat at least one week before arrival. Email guest services for details.

Yes. If your home has a hot tub, heating is included.

Yes. WiFi is a standard amenity in all Bluewater Vacation Homes.

Yes. All rentals include in-home laundry or laundry on nearby premises.

Nearly all homes include a BBQ with complimentary propane. Check the specific listing to confirm.

If you need to receive mail or a package, send it to our office (not the home) and notify us in advance at guest services.
